Starling Road soars into spotlight with third property to hit the market for 2021

A 12,180sqm in the centre of Officer, one of Melbourne’s fastest growing suburbs in Melbourne’s south east growth corridor, has hit the market and is expected to achieve north of $4m.

Stonebridge Property Group’s Julian White, Dylan Kilner and Chao Zhang have been appointed to market the property at 64 Starling Road, Officer.

The large parcel of land is a unique offering being zoned neighbourhood convenience centre under the Officer Precinct Structure Plan. The property has the potential to be developed for childcare centre, service station, supermarket, residential lots or medium density residential units.

The site comes to the market at the time when exceptional sales rates are being recorded in the South Eastern growth corridor of Melbourne. Both Lots 1, 4 & 5 Starling Road and 40 Starling Road have come to the market this year and sold strongly for $25,000,000 and $9,000,000 respectively.

“Officer is forecasting population growth of 88% between now 2021 and 2026” said Julian White, Partner at Stonebridge Property Group.

“Coupled with strong residential statistics, this landholding is in a high central position in Officer, being easy walking distance to the future Officer Town Centre and Officer Train Station” added Mr White.

Manager at Stonebridge Property Group, Dylan Kilner also noted the rarity of the neighbourhood convenience centre zoning in the Precinct Structure Plan, “It is not often that these sites come to market, often they are secured directly by the large retailers.”

The property is for sale via Expressions of Interest closing Thursday 19th August 2021 at 2pm (AEST).
